Can I return items once they've been ordered?

All orders such as furniture, lighting, plumbing, window treatments, tile, and flooring are nonreturnable. It is important to let us know prior to ordering if there are any items you'd like us to re-select. In the event an item arrives damaged, we work on your behalf to get it repaired or replaced by the vendor or manufacturer.

What is full-service design?

Full-Service Design includes your designer taking care of everything so you don't have to deal with it. Full-Service Design pricing is based on your project’s size, scope, complexity, and timeline. Prices for Full-Service Design start at $12,000 (which is typically equivalent to a design fee for a remodeling OR furnishings investment budget of about $100,000). Clients with product or construction investments under $75k typically find the most value for their investment with one of our consultation packages rather than full-service design.

How do I determine my investment budget for furnishings or construction?

Whatever your project, we work with you to create a realistic spending plan that fits your needs and accomplishes your goals. Every project is unique and we’ve found it’s imperative for a successful project that we have a frank discussion about spending upfront. As part of this discussion, if your project involves construction, during our Exploratory Phase, we’ll collaborate with trusted contractors to get realistic pricing on the construction aspects. We also work with you to create a customized furnishings investment plan, but a ballpark estimate for custom furnishings usually ranges between 7- 10% of your home's value per room.

How long will my project take?

Every project is unique and timelines depend largely on the scope and size of your specific project. We’ll work with trusted contractors to determine estimated timelines for any construction aspects of your project. When it comes to custom goods, please be mindful that lead times tend to be longer than for ready-made stock items. Custom goods typically take at least 16- 20 weeks to complete.

Do you work on projects outside of Kansas City?

Of course! We specialize in serving the cities of Leawood, Prairie Village, Mission Hills, Fairway, Overland Park, KS, and Brookside, MO, but we happily serve clients nationally. We love to work on vacation homes and secondary properties, as well as primary residences. All our services can be adapted to serve our remote clients virtually as needed.

Do you have a minimum or maximum project size?

We are equipped to handle projects of varying sizes and are happy to work with clients to develop solutions that meet their specific needs and budgets. That said, projects with product or construction investments under $75k typically find the most value for their investment with one of our consultation packages rather than full-service design.
